Energy performance
By refurbishing the existing building structure, including façade and windows as well as renewing all building services (e.g. low energy lifts & escalators), the new building realised a BREEAM Energy Efficiency Index of almost 0.70. This represents an Outstanding Energy performance and is the basis for achieving an overall BREEAM Excellent sustainability rating.
Redevelopment
Construction works started in March 2017 with former tenant Sinn Leffers. The façade at Bahnhofstrasse was demolished while the floors remained and were dismantled to the shell. In June 2017 Sinn Leffers terminated their contract, so the construction had to be continued with new tenants, which were Decathlon and Hans im Glück. This was finished in 2018 April. As next step Woolworth and New Yorker opened in November 2019 and finally EasyFitness is going to start business in April 2020.
- New installations with respect to air conditioning, heating and sprinkler technology were integrated, as former air conditioning technology had poor capacity.
- The heating via district heating was kept.
Sustainability
The project Bielefeld achieved a BREEAM DE Neubau 2018 rated EXCELLENT and a BREEAM In-Use 2013 certificate with rating VERY GOOD. Close collaboration with the tenants resulted in this respectable result.
Key measures
- Fundamental optimisation of life cycle costs and analysis of ecological life cycle impacts
- Energy efficient elevators and escalators (ThyssenKrupp).
- Optimisation of health & wellbeing qualities (e.g. lighting, indoor air quality, thermal comfort) for staff and clients including conduction computer-based simulations for comfort criteria.
- Realisation of water-saving toilets, taps and other sanitary installations.
Learnings
- Early collaboration with tenant is very important.
- BREEAM assessor has to join the planning team from the beginning to provide optimal consulting.
